We understand that circumstances arise where you would need to get out of your lease early. According to sections 10 and 11 of the lease, you are responsible for finding a new tenant that is acceptable to our office. You will continue to owe rent until your lease is cancelled. The lease cancellation will not be binding until a new tenant has been found and a signed lease has been returned to us.
There are two options when wanting to end your lease early:

  1. Cancellation: If accepted, the applicant will sign a new 12 month lease that will void out your current lease. Rent is subject to increase, and you will be charged a $200 cancellation fee.
  2. Assignment: We do not accept assignments unless there are at least four months left on the current lease. Rent will remain at your current rate. The new tenant agrees to take the unit as is. Both you and the new tenant would be responsible for rent and any damages through the end of your initial lease term.

Once a prospective tenant is found, please have them go to our website and fill out the Rental Application. The application along with first month’s rent and application fee of $75.00 per person must be submitted through our website for processing.

Additionally, if you park at one of our buildings, your Parking Lease is a separate agreement. The Parking Lease states that after the initial term, the parking space is to be occupied month to month thereafter, until terminated by either party at the end of any calendar month by at least thirty (30) days prior written notice to the other.

I understand my responsibility to fulfill the terms of my current lease until a new lease is signed and the new tenant takes possession of the apartment.
